Planning Board deems Powder Mill Road project changes major modification

MAYNARD — Planning Board determines Powder Mill Road modifications require major review. The Board voted 5-0 that modifications to ASMC LLC's residential project at 2-6 Powder Mill Road — including removal of six columns, conversion to all one-bedroom units, and a building envelope change from brick and stone to brick only — constitute a major modification requiring renewed design review. Chair Christopher Arsenault moved the determination, seconded by Vice Chair Natalie Robert.
The Board required an updated lighting plan and limited design review but declined a traffic study or full engineering peer review. The project retains Conservation Commission approval and a special permit dated February 27, 2024.
