Maynard's priciest disclosed sale tops out just shy of $900,000

MAYNARD -- Twenty properties changed hands in Maynard between June 19 and July 18, with disclosed sale prices ranging from $300,000 to $899,900 and a median of $600,000 among the 11 transactions that listed a price.

MARKET OVERVIEW The registry recorded 20 deed transfers during the period, though only 11 included a disclosed consideration amount. Among those 11, prices ranged from $300,000 for 89 Concord St to $899,900 for 154 Summer St, with a median sale price of $600,000. The volume of recorded deeds was steady through the period, with transactions spread across all four weeks. No sale in the disclosed-price group exceeded $1 million.

TOP SALES The month's highest-priced transaction was 154 Summer St, which sold for $899,900 on July 13. Sellers Hu Ping and Bao Yun transferred the property to buyer Theresa A Bebber. At 2 Everett St, RJRE Venture LLC sold the property to buyers Spencer Plassman and Madeleine Kokos for $825,000 on July 2. At 11 Ethelyn Cir, seller Susan A Elms, as trustee, transferred the property for $800,000 on July 10 to the Alice M Pillivant Revocable Trust and Alexander Churchill. 19 Mockingbird Ln sold for $700,000 on June 22, with seller John Moldenhauer transferring to buyers Stephanie Malone and Grant Bedard. Rounding out the top five, 64 Parker St sold for $640,000 on July 7; sellers Courtney Elizabeth Pimenta and Courtney Elizabeth McGuinness transferred the property to Parker St LLC.

NEIGHBORHOOD BREAKDOWN Prospect Street saw two transactions during the period: 4 Prospect St sold for $599,000 on June 30, while 2 Prospect St changed hands on June 24 with price not disclosed. Elmwood Street also had two recorded transfers, both involving the same parties: units 17 and 19 at 17-19 Elmwood St each moved from Vicky R Caburian to the Vicky R Caburian Living Trust on June 29, with no price disclosed for either.

By price tier among the 11 disclosed sales, two fell under $500,000: 89 Concord St at $300,000 and 22 Douglas Ave Unit 1 at $449,000. Several of those appear to be transfers within the same family or into a trust rather than open-market sales: 4 Russell Ave (LeClair to LeClair), 8 Carbone Cir (Sweeney to Sweeney Trust), 11 George Rd (Corriveau to Corriveau Family Irrevocable Trust), 6 Wisteria Ln (Fan/Lin to Fan), the two Elmwood Street condo units (Caburian to Caburian Living Trust), and 2 Prospect St (Romanchak/Pelletier to Pelletier/Romanchak Trust). The registry does not disclose motivation for these transfers, and none is speculated here. The 11 Ethelyn Cir sale also involved a trust on the seller side and a trust on the buyer side.
