Maynard Median Sale Price Holds Near $600,000 in Latest Deed Filings

MAYNARD -- Twenty deeds were recorded in Maynard over the past month, with disclosed sale prices ranging from $295,300 to $899,900 and a median of $597,000. A large share of the period's transfers were family or trust transactions rather than open-market sales, which is reflected in the eight deeds that carried no disclosed price.

MARKET OVERVIEW

The South Middlesex Registry of Deeds recorded 20 property transfers in Maynard between June 26 and July 25. Of those, 12 carried a disclosed sale price, ranging from $295,300 for a condominium unit at 4 Marble Farm Road to $899,900 for a single-family home at 154 Summer Street. The median sale price among the 12 disclosed transactions was $597,000. Twenty recorded transfers in a four-week span is a moderate volume by raw count, but with eight of the 20 deeds -- 40 percent -- lacking a disclosed price, the count alone provides limited insight into how brisk open-market activity actually was.

TOP SALES

The month's highest-priced transfer was 154 Summer St., which sold for $899,900. Ping Hu and Yun Bao sold the property to Theresa A. Bebber. At 2 Everett St., RJRE Venture LLC sold to Spencer Plassman and Madeleine Kokos for $825,000. At 11 Ethelyn Cir., Susan A. Elms, as trustee, sold to the Alice M. Pillivant Revocable Trust and Alexander Churchill for $800,000. At 21 Randall Rd., Spencer T. Plassman and Madeleine E. Kokos sold to John C. Slocum and Ann G. Quinton Slocum for $733,500. At 64 Parker St., Courtney Elizabeth Pimenta sold to Parker St LLC for $640,000.

NEIGHBORHOOD BREAKDOWN

Elmwood Street accounted for two of the month's transfers: units 17 and 19 both moved from Vicky R. Caburian to Caburian as trustee of the Vicky R. Caburian Living Trust, both recorded June 29. Neither disclosed a price. No other street had more than one recorded transfer in the period.

By price tier, among the 12 sales with disclosed prices, four sold below $500,000 (from $295,300 to $449,000), and eight sold between $500,000 and $1 million (from $550,000 to $899,900). None of the disclosed sales exceeded $1 million.

MARKET NOTES

At least seven of the 20 recorded deeds appear to be transfers within a family or into a trust rather than open-market sales: 4 Russell Ave., 8 Carbone Cir., 11 George Rd., 6 Wisteria Ln., both Elmwood Street units, and an unaddressed Maynard parcel transferred among the Mellish and Kumpey names. Of those seven, only one -- 4 Prospect St., transferred among Bader family members for $599,000 -- disclosed a sale price; the rest did not.

Five of the 20 recorded deeds were condominium units: 4 Marble Farm Road, 4 Apple Ridge Road, both Elmwood Street units, and 22 Douglas Avenue. The remainder were single-family properties, based on the addresses recorded.

Four transactions involved a limited liability company as buyer or seller. Crown Castle Properties LLC bought 29 Maple St. Parker St LLC bought 64 Parker St. RJRE Venture LLC sold 2 Everett St. Blue Canyon Acquisitions LLC sold 22 Douglas Ave. Unit 1.

One notable link in the data: Spencer Plassman and Madeleine Kokos sold 21 Randall Rd. for $733,500 and are recorded as the buyers of 2 Everett St. for $825,000 in the same period.

No bedroom, bathroom or square-footage figures were available in the deed data, so no price-per-square-foot comparisons could be made.
