Maynard June Home Sales Hold Steady With Median Price at $600,000

MAYNARD -- A 19 Mockingbird Lane sale at $700,000 set the high-water mark for Maynard residential transactions recorded in June, while the median among disclosed-price sales settled at $600,000 across what was a moderately busy month for the town's housing market.

  • MARKET OVERVIEW
  • Seventeen deeds were recorded between May 31 and June 29, 2026, though sale prices were disclosed in only nine of those transactions. Among the nine priced sales, the range ran from $449,000 to $700,000, with a median of $600,000. The volume of 17 recorded transfers — with eight carrying no disclosed consideration — reflects a common pattern in deed data, where trust transfers, estate transactions, and intra-family conveyances routinely omit pricing. Counting only arm's-length sales with stated prices, the month appears moderately active for a town of Maynard's size.
  • TOP SALES
  • The highest-priced transaction on record for the period was 19 Mockingbird Lane, which sold June 22 for $700,000; John Moldenhauer was the seller and Stephanie Malone and Grant Bedard were the buyers. Close behind, 26 Walnut St. changed hands June 5 for $680,000, with Michael Busack Jr. purchasing from Neil J. Saunders and Ingrid L. Holcomb, both listed as trustees. A tie for third place: 1 Louise St. sold June 18 for $627,000 — Robert N. Trombly buying from Rosemarie Kessler, trustee of the Contino Family Irrevocable Trust — while 4 B St. and 2 Bancroft St. each recorded at $600,000 on June 5 and June 22, respectively. At 4 B St., Nicholas and Jennifer DeBiase purchased from trustees John J. Neuhauser Jr. and Karen B. Daley; at 2 Bancroft St., George Wood and Rebecca Tomlin bought from Young Min Cho.
  • NEIGHBORHOOD BREAKDOWN
  • No single street dominated sales volume, but Elmwood Street appeared twice in the dataset — Units 17 and 19 at that address — both transferred at no disclosed price from Vicky R. Caburian to the Vicky R. Caburian Living Trust on June 29, a pattern consistent with an owner placing property into a revocable living trust. Among priced sales, three transactions — 4 B St., 2 Bancroft St., and 1 Louise St. — landed in the $600,000-to-$627,000 tier, forming the densest price cluster of the month. The two sub-$525,000 sales were a condominium unit at 4 Oak Ridge Drive (Unit 6, Building 4) at $505,000 and a condominium unit at 13 Arthur St. (Unit 13) at $489,000, while the sole sub-$500,000 priced sale was the condo at 22 Douglas Ave. Unit 1, which sold for $449,000.
  • MARKET NOTES
  • Of the nine priced sales, at least three addresses carry unit designations — 22 Douglas Ave. Unit 1, 4 Oak Ridge Dr. Unit 6 Bldg. 4, and 13 Arthur St. Unit 13 — suggesting condominium or attached-unit product accounted for roughly one-third of disclosed-price transactions. The remaining priced sales appear to be single-family or small residential properties based on address format, though property type is not confirmed in deed records. Eight of 17 transfers showed no consideration amount; several — including 6 Wisteria Lane, 2 Prospect St., 5 Lantern Lane, 3 Nancy Circle, and 18 Demars St. — reflect transfers in which seller and buyer names overlap or a living trust or estate is involved, consistent with non-arm's-length conveyances. One deed entry (Item 4 in the dataset) carried no street address; it is included in the total transfer count but cannot be reported geographically.
