Zoning Board of Appeals · Meeting of July 27, 2026

Maynard Zoning Board approves variance allowing four-unit multifamily residence. The Board voted unanimously on July 27 to allow the pre-existing nonconforming use at 16 Waltham Street, where owner Daniel Souza operates four units on insufficient lot area, 1,281.3 square feet per unit against the required 1,500 square feet. Town Counsel Lisa Mead invoked a new state law effective July 1 that requires the Board to weigh public interest in housing support against neighborhood impact.

Building Commissioner Rick Asman confirmed the property complies with parking requirements and is being brought into code compliance. The Board noted that rejection would displace a tenant and cause financial hardship to the owner. A second variance application at 11 Pleasant Street for an accessory dwelling unit was continued to August 24, 2026, pending clarification of unit dimensions.
