MAYNARD — Planning Board approves mixed-use project at 151 Main Street after continued hearing. Chair Christopher Arsenault moved unanimous approval (5-0) of applicant Matthew Hall's proposal for 2,705 square feet of retail and office space on the first floor with three apartment units above, requiring a Special Permit to reduce parking from eleven to nine spaces, comprising five on-site slots and four off-site spaces leased from Mill and Main. Planning Director Bill Nemser confirmed peer reviewers had approved the engineering plan and the applicant had developed an ADA-compliant parking strategy.

The board granted design and setback waivers as presented in Exhibit A and found the project consistent with Downtown Overlay District standards.
